Arrears on your credit file do not automatically rule out a new mortgage, but they do narrow the lender market and move the case into the specialist pool. Whether you have mortgage arrears from a previous property, rent arrears, utility arrears or credit account arrears, specialist lenders consider cases based on the type, age, severity and current status of the arrears alongside the rest of your file.
Arrears appear on your credit file in various forms. Mortgage arrears from a previous property stay on file for six years from the point they were cleared or the account was closed. Credit card and loan arrears show similarly. Rent arrears usually do not appear on credit files unless they went to CCJ. Each type is treated slightly differently by specialist lenders.
The key factors are how long ago the arrears started, how many months of arrears accumulated, whether the account was eventually brought up to date or defaulted, and your conduct since. Specialist lenders will consider cases where mainstream lenders decline, but the deposit requirement is usually larger and rates sit above mainstream.
