If your default is satisfied, you are in a stronger position than you may realise for a mortgage in Leeds. Many specialist lenders look favourably on a settled default, treating it as evidence you put things right. Even an unsatisfied default does not rule out borrowing with the right lender, though settling it usually widens your choice.

We explain the difference clearly and match you to a lender that fits your exact circumstances.

Helping buyers across Leeds

Specialist default mortgage advice across Leeds

Leeds is one of the largest financial and legal centres outside London, and we help buyers and homeowners right across it. Whether you are looking in Headingley, Chapel Allerton, Roundhay, Horsforth and Meanwood, or anywhere else served by Leeds City Council, your default is assessed the same way: on its detail, not on the postcode.

Almost everything can be handled by phone, email and video, so wherever you are in Yorkshire you get the same whole-of-market advice. Being based across the wider region does not limit what we can do for you.

Common questions

Mortgages with a default in Leeds: your questions

Where is your office, and do I need to visit?

Our office is in Nottingham, at Park Lane Business Centre, NG6 0DW. You do not need to visit us. We help Leeds clients by phone and video, which is how most adverse credit advice is handled, so you get the same level of service wherever you are.

How big a deposit will I need?

For adverse credit cases, expect to need more than the standard minimum, often around 10 to 25 per cent depending on the severity and age of the issues. A bigger deposit widens your choice of lenders and improves the rate you are offered.

What if I have been turned down already?

A rejection from one lender does not mean every lender will say no. Different lenders assess credit very differently, and a broker can identify the ones whose criteria actually fit your circumstances. It is worth a conversation before you assume the door is closed.

Does settling a default improve my chances?

Usually, yes. A satisfied default shows lenders you resolved the issue, which reassures them and widens your choice of lender, often improving the rate too. That said, some lenders will consider an unsatisfied default as well, typically with a larger deposit. We will advise whether clearing it first is worthwhile in your specific case.

How long does a default affect a mortgage application?

A default stays on your credit file for six years from the date it was registered, but its effect on a mortgage fades well before that. Many specialist lenders will consider you within the six-year window, especially once the default is satisfied or a couple of years have passed. The older the default, the less weight lenders give it.
