Worried that a default has ended your hopes of owning in Bristol? It almost certainly has not. The specialist lending market exists precisely for situations like yours, and a default, especially a satisfied or ageing one, is exactly the kind of case these lenders consider regularly.

We help you understand your position, gather what the lender needs and place your application where a default will be weighed fairly rather than used to filter you out.

Nearly half of people earning over £100,000 a year report having had adverse credit at some point, compared with around 35% of those earning under £50,000. A mark on your file says very little about your income or your ability to keep up a mortgage.Source: Pepper Money Specialist Lending Study, reported January 2026. mortgagestrategy.co.uk

Helping buyers across Bristol

Specialist default mortgage advice across Bristol

Bristol is the largest city in the South West, and we help buyers and homeowners right across it. Whether you are looking in Clifton, Bishopston, Redland, Southville and Henleaze, or anywhere else served by Bristol City Council, your default is assessed the same way: on its detail, not on the postcode.

Almost everything can be handled by phone, email and video, so wherever you are in the South West you get the same whole-of-market advice. Being based across the wider region does not limit what we can do for you.

Common questions

Mortgages with a default in Bristol: your questions

Where is your office, and do I need to visit?

Our office is in Nottingham, at Park Lane Business Centre, NG6 0DW. You do not need to visit us. We help Bristol clients by phone and video, which is how most adverse credit advice is handled, so you get the same level of service wherever you are.

How long does a default affect a mortgage application?

A default stays on your credit file for six years from the date it was registered, but its effect on a mortgage fades well before that. Many specialist lenders will consider you within the six-year window, especially once the default is satisfied or a couple of years have passed. The older the default, the less weight lenders give it.

What if I have been turned down already?

A rejection from one lender does not mean every lender will say no. Different lenders assess credit very differently, and a broker can identify the ones whose criteria actually fit your circumstances. It is worth a conversation before you assume the door is closed.

How long does a bad credit mortgage take to arrange?

It varies with the complexity of your case, but adverse credit applications usually take a little longer than standard ones because lenders ask for more supporting documents. Having your paperwork ready and working with a broker who knows the specialist market keeps things moving.

Does settling a default improve my chances?

Usually, yes. A satisfied default shows lenders you resolved the issue, which reassures them and widens your choice of lender, often improving the rate too. That said, some lenders will consider an unsatisfied default as well, typically with a larger deposit. We will advise whether clearing it first is worthwhile in your specific case.
