We are a whole-of-market mortgage broker based in Nottingham, helping Birmingham clients across first-time buyer purchases, home moves, remortgages and specialist cases. Our particular expertise is in cases high street lenders decline, bad credit, self-employed income, CCJs, defaults, DMPs, IVAs and complex employment histories. For straightforward cases we still save clients hours of research by matching them to the right lender first time; for complex cases we open doors most clients did not know existed.
Birmingham is the largest specialist lender market outside London. We work with West Midlands borrowers across the city, Sutton Coldfield, Edgbaston, Harborne, Kings Heath and the wider conurbation. A good mortgage broker does three things: understands your situation in detail, knows the lender market well enough to match you to the right fit, and presents your case to the lender in the way that gives the strongest acceptance chance. For Birmingham clients, we handle all three with particular depth in adverse credit and specialist lending.
We are FCA-regulated under Firm Reference 1002905, an Appointed Representative of TMG Direct Limited. Advice is regulated and comes with full consumer protection. On most cases there are no upfront advice fees; we are paid by the lender when your mortgage completes.
Free, no-obligation chat about your situation. No mark on your file.
We assess your file, income, deposit and property plans in full.
We target the lenders whose criteria fit your case first time.
We package, submit and manage the application through to completion.
Specialist mortgage cases are our main work. CCJs, defaults, DMPs, IVAs, bankruptcy discharges, non-standard income, complex employment, non-standard construction. The cases high street lenders decline are the cases we see every week.
Clients get qualified, named advisors and honest advice on where they stand. That includes telling you when the right call is to wait, which is a conversation we have regularly.
No. Our office is in Nottingham, at Park Lane Business Centre, NG6 0DW, but we help Birmingham clients entirely by phone, email and video. All paperwork is handled digitally.
A whole-of-market broker can access the full UK lender market rather than being tied to a limited panel. For specialist cases this is the single biggest factor in getting an acceptance, because the right lender match is everything.
Non-standard construction (concrete, steel-frame, timber, high-rise) narrows the lender pool but does not close it. Specialist lenders cover these cases.

Immediately. An initial conversation can usually be arranged within 24 hours, and we move at your pace from there.
No upfront advice fees on most mortgage cases. We are usually paid by the lender via a procuration fee once your mortgage completes. Any case where a client fee would apply is agreed with you in writing before any work starts.
We will usually know in advance which lender fits your case, which minimises decline risk. If a decline does happen, we review the reason and move the case to another lender, without a repeat hard search where possible.
Yes, this is a core specialism. Cases involving CCJs, defaults, DMPs, IVAs or bankruptcy are a large part of our weekly caseload.
A conversation is the fastest route to a clear answer. Free, no obligation, and nothing on your credit file.
Think carefully before securing debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

Some types of buy to let mortgages are not regulated by the Financial Conduct Authority. As a mortgage is secured against your property, it could be repossessed if you do not keep up the mortgage repayments.
